Tecsa Inmobiliaria Projects Sales of US$28 Mill. and Benefits V Region

The general manager of Tecsa Inmobiliaria (Real Estate), Alvaro Daneri, explained to ESTRATEGIA the corporate projects managed by the subsidiary of Empresas Tecsa, group controlled by the Binder family.
The company, traditionally related to the construction sector, decided to increase the real estate area, a task where the arrival of Daneri (50 years old, civil engineer from Universidad de Chile, and former executive of Delta and Simonetti) was a key factor.
In this scenario, he explained that by the end of 2008, the subsidiary intends to represent 20% of the sales of Grupo Tecsa (figure that is currently close to 10%).
In relation to the present year, the responsible for the subsidiary projected sales for UF 800.000 (about US$ 27.5 million), adding that “for next year, we forecast that such a figure will increase to UF 1.200.000”, about US$ 41.2 million.
Daneri stated that, at the same time, the company is benefiting Metropolitana region and, particularly, V region, specifically in the apartment segment.
In concrete, Tecsa Inmobiliaria is developing two projects in Viña del Mar (of 67 and 72 apartments, respectively) and two others in Valparaíso, in Cerro Los Placeres (with 125 and 112 apartments, respectively).
Regarding the projects in Gran Santiago, he specified that by the end of the year will be finished the works of a 135-apartment building in the area of San Miguel; while during next May will start the works in a property recently acquired in Ñuñoa, where a 17-floor building will be constructed.

What comes now
The executive stated that Tecsa Inmobiliaria will focus on housing projects between UF 2.000 and UF 6.000. “Our intention is to give value to the products, so our interest is not related to great volumes”.
In spite of this, Tecsa’s real estate task is ambitious. In this respect, he said that during 2007 three new projects will be added, “where areas such Las Condes, Vitacura, Providencia, Macul, Recoleta, and Santiago are especially interesting to us”.
During next year, the company could continue in the segment of houses. In relation to this, he pointed out that “we are analyzing alternatives in areas such as La Florida, Puente Alto, and Quilicura, around UF 2.000”.
Nevertheless, this new stage of real estate could also consider possibilities out of Chile. In this aspect, it is worth to mention that Grupo Tecsa has participated – in association with local companies – in more than 10 premium products in Montevideo and Punta del Este (Uruguay), while currently constructs for other companies in the area of Puerto Madero (Buenos Aires, Argentina).
In this topic, he added that the option of entering the Argentinean real estate market “will be studied”, including other markets such as “the Peruvian and Colombian ones”.
Grupo Tecsa
Founded in 1947, the company was originated from Técnica y Comercial S.A., dedicated to the importation of European equipment and machinery. In that period, Carlos Binder and Edgar Koester joined the company, and five years later proposed to open the business to construction, creating in August 1952 Empresas Tecsa. One decade later, Binder family increased its participation to take control of it.
During the last decades, Tecsa has been in charge of works such as Hyatt Hotel, Entel Tower, Clínica Alemana, Alto Las Condes shopping center, and La Farfana sewage treatment plant from Aguas Andinas.
In this respect, the board of directors, presided by Ricardo Binder, has emphasized diversification, through areas such as concessions and the said real estate one.
